L MICET which is located at Bandar Vendor, Taboh Naning, Alor Gajah, Melaka has aim to become the leader in green building technology and application amongst the local universities. Melaka Green Seal tools were used to assess building performance in UniKL MICET and identify areas for further improvement to attain green building status. Building assessment has been done through document collection, measurement, calculation and simulation methods. The classroom building fulfil 30% of compulsory requirements and 33.3% of optional requirements. Result shows that UniKL MICET classroom has switch to area ratio of 1:23 to 34 which fulfil the minimum requirement ratio of 1:100. The average lighting level in classroom was 360 lux, while the power density between 9.2 W/m2 to 15.3 W/m2. 55.6% to 76.4% of the classroom space has a daylight factor 1 – 3% which satisfies the recommended minimum percentage of 50%. The management using low emission paint for their wall, zero ozone depleting potential product as refrigerant in their air conditioning system and has a no-smoking policy on campus. Furthermore, the landscape of the classroom building zone comprises of 15.5% vegetated area with 60.5% of the area being shaded by big trees which meets the minimum Melaka Green Seal requirement of 10% and 50% respectively. Solar Reflectance Index of the pavement and roof was 29 fulfil the Melaka Green Seal target value of 29. Documents retrieval of commissioning, commissioning implementation, staff training, site planning, sustainable policy, construction material and pre-occupancy documents; documents establishment of building operation plan, building user manual, annual electricity consumption, building maintenance manual and facility maintenance plan documents; policy enforcement on green product procurement, energy usage policy and provision of 5% of green carpark spaces; additional with retrofitting investment are four strategies on roadmap to attain green building certification.en_US
